3-Day Eviction Notices
A landlord may give a 3-day notice to vacate the premises if any of the following occur:
Failure to pay the rent.
Violation of any part of the lease agreement
Any use of the property for unlawful purposes
Material damage to the property (otherwise known as "committed waste")
Substantial interference with other tenants ("nuisance")
Illegal drug use of any kind
Domestic violence or sexual assault, or stalking of another tenant
Illegal use or ownership or weapons or ammunition
